Land Development/ Land Acquisition/Project Manager
Growing private homebuilding and land development company based out of the Bay Area is seeking a Land Development/Entitlements/Leasing. Project Manager for their Ca office. This position will play a key role with all current and future developmentsThe company provides an excellent compensation package, working environment and opportunity to grow.
Acquisition development, financial analysis, and leasing.
Bachelor's degree required and experience with for sale residential or commercial land development and infrastructure.
Qualified candidates should possess the following experience:Site development, entitlements and land acquisition knowledgeMust be a strong team leader able to articulate project goals, work with City staff and know how to work independentlyMust be a proactive problem solver, possess a sense of urgency, identify critical path issues and resolve
them expeditiouslyOversee infrastructure for small to large scale developments and master-planned developments
Proficiency with Word, Excel, Project and Outlook, creating and maintaining construction budgets and schedules
Working with elected officials and agency staff to successfully obtain all required entitlements and
permits to allow development to proceedManaging consultants, engineering firms and construction contractors in coordination with legal, marketing and finance in a team environmentHighly entrepreneurial, fast paced environment
Excellent written and verbal communication skillsThis position is responsible for all overall success of each Project from initial planning stages to completion of the land development and release of the bond.
Manages both the project budget and schedule while ensuring that the project meets all Company’s qualitative standards.
Coordination of the certificate of completion process including preparation of as-built plans, utility testing, inspections by engineers and regulatory agencies, and submittal of the necessary documents to secure certificates of completion from municipalities and utility clearances from utility providers.
Ensure quality standards of product delivery.
Direct liaison with engineers, surveyors, contractors, vendors, utility providers, governing agencies, etc. related to the development of land and lots.
Direct liaison of the land development construction process with construction, sales, and administration.
Prepare necessary progress reports related to assigned projects.
Provide value engineering analysis.
Assist in the analysis and processing of change order requests from contractors.
Oversee development process to ensure proper sequencing and scheduling in order to meet delivery requirements.
Ensure that company policies and procedures are followed.
Liaison with purchasing departments related to bidding, purchasing and installation.
Ensure compliance with all governmental rules and requirements.
The skills necessary for success in this position include strong management experience, both in overseeing a team, and time management in maintaining critical path schedules for home production delivery; computer skills including Microsoft Project and Excel; working knowledge of soils investigative reports, Environmental Phase I, II and communicating the results of those reports; knowledge of home building construction; knowledge of permitting, processing, bonding/assurance requirements, development requirements within surrounding areas and a firm knowledge of city and county requirements for Certificates of Completion and Occupancy.
