Director of Business Development/Sales
Horizon Bay Senior Communities, the well known and respected senior housing management company seeks a Director of Business Development for Prosperity Oaks in Palm Beach Gardens, Florida. This is an impressive upscale, predominately independent living community offering all of the amenities including elegant dining services, social events, individualized wellness programs, housekeeping, maintenance and transportation.
The Director of Business Development develops all external marketing, public relations and community outreach programs to develop a growing base of referral sources for the purpose of achieving monthly budgeted occupancy goals for the community; coordinates outreach efforts undertaken by other staff and maintain a thorough knowledge of the community’s product and services to effectively and accurately represent the community to referral sources and prospects; maintains a working knowledge of the local market trends and competitors to assist in development of sales and marketing strategies and action plans.
Main Responsibilities
•Responsible for the successful lease-up of the community and maintaining budgeted occupancy.
•Identify, build and develop an effective network of community and professional sources for potential resident referrals and establish relationships that ensure continuing referral opportunities for the community.
•Maintain an accurate record of current sales statistics and information. Prepare routine and periodic marketing reports in accordance with company policies.
•Plan promotional, educational, and other events targeted toward referral sources designed to increase awareness of the community.
•Attend staff meetings and work with all departments to ensure adequate communications pertaining to current marketing activities, upcoming promotions and current advertising.
•Provide internal sales back up and assistance for the Community Relations Coordinator.
•Answer telephone inquiries, schedule visits, conduct tours, and close sales as needed or to follow-up on previous sales presentations.
•Effectively use a computerized (where applicable) lead management system to maintain a high quality outreach and sales effort. Keep referral, mailing list and customer information up-to-date. Use database to orchestrate specialized outreach efforts including targeted mailings.
•Participate in development of effective sales and marketing plans drawing on information from the sales management systems and analysis of the competitive environment. Update key competitor evaluation and price surveys semi-annually. Update outreach plan on a monthly basis.
•Participate in new resident orientation and welcoming program, as needed.
•Coordinate with other staff to ensure that apartments are prepared for new resident move-in and that model apartment(s) are available and ready to show.
•Identify and promote opportunities for revenue enhancement, operational effectiveness and continued service improvement.
REQUIREMENTS
•High school diploma, college degree preferred, with two to three years experience in sales and marketing ideally in the senior housing industry.
•Demonstrated abilities in organization, communication, public speaking, enthusiasm and effective interpersonal skills.
•Experience with computers, including lead management systems.
•Related experience in Senior Housing, Independent-Style or Assisted Living preferred.
