Senior Asset Manager Affordable Housing – Low Income Housing Tax Credits

Location: Midwest – Small to Midsize City or California


Management Recruiters of Shorewood Hills' client, an investment firm with a great working environment, is looking for a Senior Asset Manager to manage a portfolio of Low Income Housing Tax Credit properties.


Duties of the position are


During underwriting the Asset Manager will assist acquisitions in shaping the investment by evaluating:



Appropriateness of projected operating numbers

Structure of the partnership agreement including reporting requirements, cash flow sharing, equity contribution benchmarks, etc

Capacity of sponsor and management agent
After closing will oversee investments in portfolio by:

Monitoring the construction, leasing, management and compliance strategies for the assigned properties

Analysis of appropriateness of equity installments and equity adjustment/yield maintenance calculations

Monitors property performance through analysis and review of budgets, quarterly reports, annual audits and tax returns

Maintains periodic contact with general partners/sponsors regarding management strategies and specific asset management plans

Coordinates asset management functions through periodic site/sponsor visits

Performs surplus cash calculations and coordinates receipt of fees and cash flow sharing investment analysis, property analysis and portfolio analysis






Bachelors Degree in Real Estate, Finance or related field or equivalent experience

Low Income Tax Credit experience degree in real estate, urban planning, or business preferred

Minimum of five years of directly related experience

Strong communication, interpersonal, and organizations skills

Financial analysis skills in overseeing portfolio of properties

Skills in Microsoft including Excel
