Retail Analyst of Asset Management

Job Summary
Responsible for Maintenance of all Dyna models for each property in his/her portfolio. Track and analyze all lease proposals submitted by property manager. Supply asset manager with all information needed to make decision on all lease approvals. Coordinate external appraisal process, review budgets and forecasts, preparation of internal reporting and summaries of activities at the assets. Coordinate communication with partners and property manager as it relates to lease negotiations and capital expenditures.

Essential Job Functions, Duties and Responsibilities
1.Review Operating Budgets, Business Plans and Marketing Plans for each asset (consideration to Sustainability and Incident and Injury Free is required).
2.Assist Asset manager in all aspects of financial analysis as needed in the portfolio.
3.Perform the necessary analytical tasks as they relate to the review of appraisals, lease analysis, asset in preparing recommendations for capital expenditures and other tasks as requested.
4.Help track and verify all income and expenses.
5.Responsibility for periodic property valuations. Provide appraisers with the necessary information; review, evaluate and comment on all drafts.
6.Assist in formulating market area investment strategies. Assist in any merger and acquisition opportunities as they relate to the Retail business.
7.Help prepare hold/sell analysis and make appropriate recommendations for Assets within Company.
8.Generally assist the Asset Manager in performance of the Asset Management function.
9.Prepare all quarterly reports on the properties and any other reports or financial documentation as needed from time to time.
10.Participate in M&A efforts– diligence efforts on assets as required.
11.Track real estate tax evaluations and/or appeals, environment, legal and financial issues.
12.Work closely with property management and leasing personnel to prepare the asset for sale. Work with investment sales brokers to facilitate a sale of the asset.

General Background and Minimum Requirements
1.BA or BS in Business, Mathematics, Accounting, Economics, Finance or Real Estate
2.Minimum of five years of commercial real estate experience demonstrating strong financial skills.
3.Must have strong computer skills, preferably using Windows applications, budget systems and Dyna and Argus.
