Manager, REM Essential Job Function: Manages the process of selling real estate owned properties. Provides direction and assistance to other REO marketing staff. Impacts the operations of the REO department through decisions and actions to improve individual and unit performance. Represents department to management, business partners, investors, and guests.Responsibilities:
Minimize losses on foreclosures through analysis, management, marketing, and liquidation of real estate owned properties by Countrywide Home Loans and our investors.
Manages the processes of marketing REO properties. Ensures compliance with regulatory, legal, investor, and department guidelines. Initiates and reviews reports/queries/files/data. Initiates process improvement.
Manages the people marketing REO properties. Ensures employees are staffed, trained, and provided tools/information/feedback for continuous performance improvement. Resolves HR issues. Communicate changes that impact individuals or the department.
Manage a portfolio (which will vary in size and complexity depending on business need). Review marketing disposition plans of subordinates. Recommend adjustments as appropriate for the best marketing advantage.
Review broker performance. Take appropriate action to reinforce broker success and to improve broker performance where needed.
Participate in special projects, audits, tours, and assessments.
Prepare and present monthly and quarterly sales, and bookloss reporting to senior management. Assist with budget planning and monitoring.
Intervenes when necessary to remove barriers and resolve issues with business partners (internal and external).Preferred Skills/Education:
Bachelor's Degree in Finance, Accounting, or Real Estate or equivalent work experience.
Strong sales and negotiation abilities.
Have a working knowledge of mortgage banking and real estate sales (familiar with the state and federal rules and regulations that apply to REO sales.)
Working knowledge of Word, Excel, and Lotus Notes.
Basic system knowledge to initiate improvements
Strong interpersonal skills: effective listening, presentation, written and verbal communication skills.
Ability to build strategic relationships to resolve operational issues.
Excellent organizational skills.
Ability to manage/develop supervisors; ability to form staff into a successful team.
Desire for self-development.
Ability to impact staff's performance: environment, discipline, motivation, coach, and train.
Risk management skills.
Ability to identify and articulate cause/effect relationships throughout process.
Process improvement skills.
Negotiation skills.
6-7 years experience in mortgage/banking, real estate or finance environment.
3-4 years mortgage banking experience with progressively increasing levels of responsibility.
2-3 years supervisory experience preferred.
