Investment Analyst - NJ

REPORTS TO:Regional Director

OVERVIEW: Our client, a $3.8 billion Real Estate Investment Trust, is seeking an Investment Analyst to be located in their New Jersey offices. The ideal candidate will have a proven track record of analyzing development and investment properties along with excellent communication and organizational skills.

RESPONSIBILITIES:
•Support the analysis of prospective real estate acquisitions and development projects through the creation of proforma financial analyses for presentation to investor investment committees.

•Collect market, financial and physical data to assess prospective transactions relative to predefined criteria and validate the assumptions to be contained in analyses.

•Perform sensitivity analyses to support acquisition and development decisions.

•Analyze company financial documents in order to create and maintain financial models.

•Review and summarize transaction documentation to identify key transaction risks.

•Support the transaction due diligence and closing processes, as required.

•Interface with real estate industry participants in predefined target geographic markets in furtherance of the above responsibilities.

•Participate in the physical inspection of prospective acquisition and development candidates in furtherance of the above objectives.
•Contribute to the development and maintenance of marketing materials for prospecting new business.

Skills:
•Must have a minimum of 2-3 years real estate investment/acquisition experience, including real estate valuation; underwriting transactions; and preparing offer letters.

•Must have the ability to analyze and understand financial statements.

•Must have a thorough understanding of financial modeling, including producing cash flow models, cash-on-cash yield, IRR analysis, and discounted cash flow valuations.

•Experience in underwriting.

•Strong written communication skills including the ability to prepare accurate and appropriate documentation.

•Strong interpersonal and oral communication skills to coordinate due diligence efforts and discuss complex acquisitions and development projects.

•Excellent organizational skills and a strong attention to detail.

•Proficiency in Microsoft Excel, Word and PowerPoint are required. Argus a plus.

•Bachelor’s’ degree in real estate, accounting or finance.
