The Neighborhood Assistance Corporation of America (“NACA”) is a non-profit community advocacy and housing services organization. NACA is the largest housing services organization in the country with thirty offices and rapidly expanding. NACA’s confrontational community organizing and unprecedented mortgage program have set the national standard for assisting low and moderate income people achieve the dream of home ownership. Started in 1988, NACA has a tremendous track record of successful advocacy against predatory and discriminatory lenders. Today, NACA has commitments from banks and lenders totaling over Six Billion for the best mortgage program in America: no down payment, no closing costs, no fees, perfect credit not required, and a below market interest rate. NACA also provides free comprehensive housing services. NACA is a high profile organization that has been featured in the national media including the Wall Street Journal, Prime Time Live, Boston Globe, Washington Post, major news outlets, and local networks nationwide.

NACA staff has a passion for and commitment to community advocacy and provide excellent services to working people. While advocacy campaigns are an important part of everyone’s work at NACA, most staff spend the majority of their time providing comprehensive housing services to low and moderate people or administering NACA’s Best in America home ownership program. The Director of the Office is responsible for the overall operations of the office. While the Office Director is responsible for the overall office, the majority of the work would be counseling and direct home ownership services. The other duties include supervising the administrative, real estate department, outreach, advocacy and other activities. The Office Director needs to be flexible in handling a number of ongoing tasks. The actual responsibilities will vary depending on the needs of the office and NACA’s ongoing activities.
COMPENSATION:
NACA is the only job in the mortgage industry that allows you to provide low and moderate income borrowers with an incredible mortgage and to make a considerable income without engaging in sub-prime practices. The compensation at NACA is based on our own “Results Compensation Program- “NRCP”. The NRCP would begin after the first three months of employment during which the compensation is straight salary in order to allow for training and the development of a pipeline. The structure of the NRCP Program is results based (i.e. number of loans closed) with a draw providing a minimum cash flow. But it is very different from other commission-based plans used by for-profit mortgage brokers and lenders:1.NACA offers one single product which is the Best Mortgage in America with no down payment, no closing costs, no fees, and a below market interest rate—NACA provides the lowest fixed interest rate for all mortgage applicants whether a prime or sub-prime borrower;2.Compensation is paid at a fixed amount regardless of the loan amount or any other terms. Thus NACA staff do not have to balance their own interest against that of the borrower since they do not have to charge front-end and back-end points (i.e. yield spreads) to earn their commission;
3.The NRCP provides a minimum of pay: For pay periods without loan closings, NACA provides an advance to be repaid from future closings;4.NACA staff are not required to generate leads since the interest in the NACA Mortgage and active participation already exists;5.Housing Consultants counsel borrowers in the office and focus on getting them Qualified;
6.NACA Qualification is a “Character-Based Lending” and not a risk-based pricing. NACA approves their members based on their overall circumstances and not on rigid criteria.7. NACA staff have at their disposal a state-of-the-art computer hardware and software (“NACA Lynx”) which makes for a fast, efficient and paperless mortgage qualification, processing and underwriting;
NACA has huge numbers of people accessing the program. These participants are extremely good leads that could not be generated through traditional sources. A NACA Housing Consultant is expected to close five to ten per month and earn $45,000 to $65,000+.
PRINCIPAL RESPONSIBILITIES:
I. OFFICE MANAGEMENT:
·Supervise office staff;
·Review client files including when qualified and referral for a
mortgage;
·Implement Company policy and procedures;
·Provide effective operation of the office;
·Communication with the National Office and management;
·Maintain office professionalism.II.HOUSING COUNSELING:
·Maintain a counseling workload;
·Supervise the services provided by Housing Consultants and
NACA’s real estate agents;
·Oversee the services provided to Members beginning with the
Home Buyer Workshop, through the closing at the NACA office and
as home owners;
·Coordinate the loans through the refinance and renovation
programs;
·Ensure that Members receive comprehensive counseling to address
all the necessary issues;·Counsel Members through the home purchase process and address
post-ownership issues.III. ADDITIONAL PROGRAMS AND RESPONSIBILITIES:
·Coordinate and present home buyer workshops;
·Assist in advocacy campaigns as necessary;
·Conduct staff performance reviews;
·Coordinate outreach focused on low/moderate income communities,
churches and job sites;
·Coordinate assistance to home owners unable to make their
mortgage payments;
·Coordinate meetings of home owner associations;
·Other duties as assigned.

REQUIREMENTS
JOB REQUIREMENTS:
A.EDUCATION:
·Bachelor’s degree or equivalent;
·Mortgage and/or real estate courses are important.
B. EXPERIENCE:·Counseling and/or mortgage lending experience;
·Real Estate brokerage experience and/or knowledge.
C. SKILLS:
·Strong mortgage counseling skills;
·Detail oriented and well organized;
·Strong organizational and supervisory skills are important;
·Problem-solving abilities;
·Energy and enthusiasm for the mission of community advocacy and
addressing mortgage discrimination;
·Knowledge of mortgage lending and real estate;
·Ability to speak Spanish is a plus;
·Ability to take direction.D. TYPICAL DEMANDS:
·Must be able to meet the demands of the job that consists of,
on average, over 50 hours a week with some evenings and
weekends;
·Must be able to work under pressure;
·Advocacy and actions may be required outside the office or in
locations nationwide.
