ESCROW OFFICERS/ESCROW ASSISTANTS/TITLE OFFICERS/TITLE ASSISTANT

Escrow Officers, Escrow Assistants, Title Officers, Title Assistants, Title Examiners, Title Searchers needed for positions in San Bernardino, Riverside, and San Diego Counties, and San Gabriel Valley. COMMERCIAL AND RESIDENTIAL.

ESCROW OFFICERS
Open orders, prepare escrow instructions, prepare amendments, estimate files for closing, balance the loan closing, order payoffs, calculate files, disburse funds, package documents, taxes, liens, faxing. Handle client telephone calls, client closings and interactions. Resale and Refinance.

ESCROW ASSISTANTS
Open escrows, prepare escrow instructions, request payoff demands, beneficiary statements, order title and work with lenders and title companies to address any closing or title issues. Familiarity with loan documents such as Deeds of Trusts, Notes, Guarantees, Modifications, Grant Deeds, Quitclaim Deeds, etc. Prior to close of escrow, contact and follow-up with termite and insurance companies to assure reports and evidences of insurance have been provided, request loan documents and loan funds, facilitate the signing up of borrowers, familiar with RESPA, prepare estimate closing statements and disburse funds. Prepare title documents such as Grant Deeds, Quitclaim Deeds, Notes and review loan documents for accuracy and recordability. Coordinate recordings with title companies and contact lenders with recording confirmation. Send out letters to all parties and send Lender's closing packages. Experience in resale and refinance transactions, residential and commercial. Knowledge of escrow software programs such as Digital Docs, SMS/Vision, IMPACT (DSI), SMS/DOC NET and HOA and Condominium search programs, RBJ, ACS, FPS, and AS400. Having Notary is a plus.

TITLE OFFICERS
Examine and analyze recorded documents posted against the legal description of a parcel of land and examine name search documents of the asessed owner(s) and other relevant name being comtemplated for title insurance, determine ownership, and how interest is held on title Examine surveys and/or property inspection to determine whether there are disclosures that need to be considered (unrecorded leases, deeds, contracts, agreements, and other unspecified documents) and other environmental land use concerns. Research and examine court opinions, case abstracts disclosed through a search of the federal, state or county database for underwriting consideration. Report the condition of title based on the examination of the public records by offering an abstract opinion to underwrite the title report or commitment of title. Advise customer documentation required to assure insurability of title for closing.

TITLE ASSISTANTS
Assist Title Officer, answer phones, open orders, release orders to searching and examining departments, review and abstract preliminary title reports, log documents, prepare files, datedown for closing, create and execute bills for title charges, set files to record, send to county recorders office, other clerical duties as assigned by Title Officer.

TITLE EXAMINERS/SEARCHERS
Search and examine residential and commercial property titles, including acreage parcels, in accordance with company examining procedures to determine the status of title. Abstract and analyze deeds, deeds of trust, easements, judgments, tax assessments, mineral rights and other applicable instruments. Compile preliminary report from searched data and prepare based on status of title. Compile information from city, county and other public records for updating company files, logs, and indexes. Verify titles are free and clear of liens and judgments. Familiarity with write-up code books. Knowledge of subdivision and lot & block legal descriptions, title searching software/computer systems such as DATATree, DATATrace, FASTSearch, Tax, CLTA database, WinTrack, etc. Ablel to search and examine from start to write-up. Production minded with quality work. Detail oriented. Fast paced.
