Essential Functions of Senior Accountant:
1.Close G/L in a timely manner each month on an accrual basis. Accounts to be reconciled as a part of the close each month include:
a.Tenants receivable
b.Work in process
c.Allowance for doubtful accounts
d.Security deposits
e.Straightline rents
f.Property tax prepaid/accrual
g.Insurance prepaid/accrual
2.Reconcile the remaining balance sheet accounts by the 25th of each month for the prior month.
3.Prepare variance analyses within reporting deadlines for delivery to investors.
4.Update detailed records for fixed asset additions each month, including closing out WIP and correcting depreciation on a quarterly basis.
5.Perform annual CAM reconciliations.
6.Review lease abstracts, tracking straightline rents, security deposits and base years for CAM.
7.Ensure that the rent roll is correct.
8.Review CCF’s for base rent changes and Tenant Directs.
9.Review tenant billings, ensuring scheduled increases in a timely manner.
10.Prepare annual “audit packs.”
11.Ensure compliance with existing policies and procedures.
12.Ensure compliance with partnership and management agreements and debt covenants.
13.Respond to lender requests.
14.Respond to requests from outside partners.
15.Assist with any special projects as required or requested.
REQUIREMENTS
Knowledge/Skills/Abilities:
1.Generally accepted accounting principles, standards and practices.
2.Real estate accounting practices.
3.Strong computer skills with the ability to learn new software applications.
4.Ability to plan, organize and prioritize work to meet deadlines.
5.Ability to analyze accounting trends and variances from budget.
6.Ability to communicate effectively, both orally and in writing.
7.Ability to understand and follow instructions, following through on responsibilities with little supervision.
8.Ability to interact effectively with staff, department representatives, owners, auditors and other external and internal representatives.
9.Ability to adjust to changing priorities.

Educational Background/Experience: Degree in Accounting from an accredited university.
