Senior Financial Analyst-AcquisitionsDBSI-Discovery Real Estate Services (DDRS) is a nationwide buyer of investment grade commercial properties looking for a SENIIOR FINANCIAL ANALYST OF ACQUISITIONS for our new Chicago office.
This position takes a lead role in the analysis and underwriting of real estate investments. This is a vital role in the acquisition process. The role works closely with the acquisitions function in all aspects of analysis, due diligence, pricing, structuring of investments, and providing input as a check and balance. This role is to assist the VP Region and the acquisitions functions in effectively presenting qualified investments to the Investment Committee in conjunction with the strategic goals.The position reports to a VP Region. There is no direct line responsibility to the Analyst function, but this role is to assist and develop Analysts to take on additional responsibilities. This person should possess the same skills and qualifications of an Analyst, but demonstrate more independent thinking and less supervision of work product. Compensation is a competitive base and bonus.

In 2005, DDRS closed 58 properties valued at nearly $600 million, and plans to acquire $1.5 billion in commercial real estate in 2006. The primary focus of DDRS is on well-positioned, intrinsic-valued real estate opportunities such as retail, office, flex, industrial, and multi-family products. YOUR SENIOR FINANCIAL ANALYST OF ACQUISITIONS RESPONSIBILITIES INCLUDE Assist acquisitions in the evaluation of potential opportunities.
Perform financial analysis of prospective investment opportunities.
Help shape underwriting assumptions.
Produce property level cash flows and proformas.
Primary responsibility for completing due diligence work
o Prepare necessary financial information in support of acquisitions.
o Produce/Direct all lease reviews and lease abstracts.
o Conduct market analysis on new investments.
o Coordinates efforts with various external consultants to assess the condition of buildings.
o Produce Cap Ex budgets for the cash flow projections.
o Assist in property inspections
o Meet with local agencies gathering necessary DD information.
o Work with acquisitions to assemble and collect DD materials at the market and the property level.
Assist in preparation of investment binders for the Investment Committee or for investors.
Maintain broker and market contacts. Stay informed on assigned markets.
Produce competitive market reports related to specific transactions.

REQUIREMENTS
5+ years of private or institutional real estate analytical experience. Bachelor's degree required, preferably in Finance or Real Estate, MBA preferred.
Exceptionally strong real estate quantitative and analytical skills.
Detail oriented.
Well organized
Ability to multi-task, yet prioritize work flow.
Ability to see ways in which deals can be done within the company investment parameters. Understand the acquisition process and that the goal is to find qualified investments.
Good understanding of the broader real estate market and the issues that impact valuations and returns.
In depth knowledge of the markets in which he/she is underwriting investments. Be well versed as to rental rates, vacancies, trends, events, etc. that will shape the underwriting parameters.
Developed interpersonal, verbal, written, and presentation skills.
Team player with an ability to thrive in a fast-paced, entrepreneurial environment
Proficient in Argus, Excel, Word, and PowerPoint.
Ability to effectively handle third party contacts in a professional manner.
Ability to work with people at all levels.
Ability to persuasively present issues to all levels of management.
