DBSI-Discovery Real Estate Services (DDRS) is a nationwide buyer of investment grade commercial properties, currently accepting resumes for a Senior Director of Acquisitions in our new Chicago office.
YOUR OPPORTUNITY
The function reports to the VP - Region, but is the senior acquisitions role in a region. This is a self-starter with demonstrable transaction experience over many years and in many product types. This person is well respected in the industry. This role deals with daily work of sourcing, underwriting, and closing deals in selected markets. This role is the primary source and identification of new investments. This role is continually updating the VP - Region. This role is responsible for directing and insuring all aspects of underwriting and due diligence are completed on its deals. This role utilizes the Acquisitions Associates, Senior Analysts, and Analysts to perform the detailed underwriting, analysis, and eventual due diligence on a property. An important function of this role is continual business development and relationship building. The extends beyond properties, and into finance, joint venture, new capital sources, and other areas. The function travels frequently. This person is well known and respected in the market in which it works. This person is responsible for pulling together all pieces from internal and external sources to prepare an investment for the Investment Committee. This role is to be knowledgeable and experienced in the markets where the potential investments are found. This role is expected to be realistic and accurate in the underwriting and be able to be persuasive as to why certain assumptions are used. This person fulfills the requirements for Director, but with added responsibilities and skills. Compensation is a competitive base and bonus.

DBSI-Discovery Real Estate Services (DDRS) is a joint venture of two highly respected, national real estate firms based in Boise, ID: DBSI , a 26 year-old, full-service real estate investment company with significant experience and assets nationally, and Spectrus Real Estate Group/FOR 1031 , a leading provider and innovator of quality, diversified real estate investments. Utilizing the talent, expertise, and financial security provided by these companies, DDRS is ideally positioned to succeed in a rapidly expanding real estate marketplace. In 2005, DDRS closed 58 properties valued at nearly $600 million, and plans to acquire $1.5 billion in commercial real estate in 2006. The primary focus of DDRS is on well-positioned, intrinsic-valued real estate opportunities such as retail, office, flex, industrial, and multi-family products.
Responsibilities:
• Actively and creatively source deals that fit within the company’s investment parameters.
• Underwrite potential acquisitions.
• Utilize financial analysts to assist in the acquisition process.
• Control point for all due diligence activities.
• Prepare investment recommendations for senior management.
• Manage acquisition timeline for each deal sourced.
• Negotiate and close transactions.
• Maintain and develop new business relationships with principals, brokers, lenders, advisors. Identify key players in assigned markets.
• Travel to and visit assigned markets regularly. Be known and seen in these markets.
• Be the company expert in given markets. Provide current market information, major shifts and changes, important local events influencing investments, etc.
• Assist in developing junior staff.
• Proactively generate leads on new acquisitions by contacting owners and users directly.
• Review outside consultant reports, i.e. environmental, structural, survey, title, etc. Incorporate results into underwriting and negotiations as appropriate.
• Prepare investment recommendations and executive summaries.
• Use financial skills to work with analysts preparing financial models.
• Regularly communicate with VP -Region acquisitions, issues, and events.
REQUIREMENTS
Qualifications/Skills:
• 15 to 20 years in a real estate investment environment.
• Substantial experience identifying, underwriting, and closing real estate transactions in multiple product types.
• Experience in other disciplines like finance, asset management, and marketing financial services.
• Ability to develop new business and a history of doing so beyond investment opportunities.
• Outstanding oral and written communication skills.
• Effective management skills
• Successful negotiator.
• Established network of principal, broker, and advisor relationships.
• Understanding of capital markets.
• Bachelor's degree required; MBA, MS in Real Estate, or JD preferred Compensation – Senior Director Acquisitions
