Senior Accountant Property

This person will be able to handle:
•Monthly closing of books and records
oPerform certain reconciliations
?Escrow account reconciliations
?CAM reconciliations

oBook adjusting journal entries
?Interest accrual
?Property tax and insurance accrual and amortization
?Other operating expense accruals
?Capital and tenant improvement accruals
?FAS-13 – straight-line rent accruals
?Depreciation

oProperty Financial Statement Preparation
oBalance Sheet
oIncome Statement
oCash Flow Statement
oStatement of Members’ Equity

oOther
oUnderstanding of operating, loan and lease agreements
oAble to communicate and correspond with third-party property managers and accountants
oUnderstand escrow closing statements upon acquisition/dispositions; prorations; rent, operating expenses, taxes, other
oAble to calculate certain metrics and ratios as it relates to loan covenants and compliance
oAble to calculate certain metrics and ratios as it relates to commercial properties and corresponding tenants
oEquity Rollup and income allocation calculations
REQUIREMENTS
3-5 years experience with at minimum a 4-year degree, CPA a plus but not required.
•Prior commercial property accounting (GAAP basis)
•Yardi – Voyager a plus
