Portfolio Ownership Accountant

Deliver accurate and timely financial information as assigned and in accordance with portfolio accounting, corporate accounting and management deadlines, and requirements.





1.

Understand the legal structure, purpose and operations of the entities assigned by reviewing documents and/or abstract for accounting use. -Initiate pertinent entity attribute changes/edits in accounting system as assigned.






2.
Provide complete, accurate and analyzed GAAP entity balance sheet to asset managers, corporate accounting, development and GBC personnel as assigned per published schedules and formats. Review reconciliations or reports provided by property management companies. -Reconcile balance sheet accounts other than those done by property management companies based on Portfolio Accounting schedule, format and exposure thresholds. -Reconcile, review and report on all construction jobs of the entity. -Understand and assist Corporate Accounting with resolution of inter-company relationships, eliminations and resolution of out-of-balance conditions. -Maintain fixed asset schedules / system and depreciation records. -Maintain debt schedules (including A133 designations) and contact information. -Maintain and equity records and roll-forwards.

Provide complete, accurate analyzed GAAP entity income statements to asset managers, corporate accounting, development and GBC personnel as assigned per published schedules and formats. -Review trends and understand major variances to budget and major significant events year over year and quarter over quarter. -Monitor legal expense. -Implement, monitor and accruals in accordance with Mercy policy.

Provide complete, accurate and analyzed GAAP entity cash flow statements to asset managers, corporate accounting, development and GBC personnel as assigned per published schedules and formats. -Separate and understand construction cash flow/uses versus operating. -Monitor clean general ledger distinctions for properties in transition between construction and operations.

Support Asset Management function by preparing calculations for their use/review as needed and /or per Portfolio Accounting schedule. -Calculate debt service coverage ratio. -Calculate asset or partnership management fees. -Calculate LP capital account balance forecasts. -Calculate and assist with development of pro-forma forecast updates through year 15. -Assist tax department in delivery of tax returns or other work-products as needed.






6.
Support Development function: -Monitor job cost progress against budget. -Monitor/forecast job costs into cost cert and communicate issues -Prepare cost cert for audit. -Reconcile GAAP job cost ledger to cost-cert or other regulatory defined reports. -Assist tax department in delivery of any tax-related items. -Assist developer with consultant issues as needed.






7.
Support GBC: -Consolidate property financial information for inclusion in board or GBC meetings. -Assist with the interpretation and understanding of property results to corporate fees (development, asset management etc). -Assist with interpretation and understanding of property results delivered to GBC by property management companies.






8.
Support Corporate Accounting by: -Quarterly audit ready financial information. -Quarterly significant event, equity, debt and legal analysis and transaction audit-ready information. -Point of contact for assigned ledgers for corporate/financial property audit including preparation of pbc items.






9.
Assist with asset acquisition, disposition, due diligence etc. as assigned.






10.
Assist with special projects as assigned.



Job RequirementsTravel Percentage: 0%Education:
Four-year accounting degree required.






Experience:
Minimum of three years of accounting and reporting experience. Experience with investor, lender, asset management and/or development accounting. Experience with audited financial reporting. Non-profit and/or real estate accounting experience preferred.






Abilities:


Flexibility: ability to work in a complex and changing organization and adapt to changes in structure and work priorities.

Leadership: demonstrated project management skills. Customer service orientation to drive management reporting. Technical accounting orientation to drive achievement of departmental goals in keeping with Mercy Housing philosophy and ensure accurate GAAP compliant accounting reporting. Performs special projects as assigned.

Efficiency: ability to prioritize deadlines / tasks, work quickly and to identify and act on issues of materiality.

Independence: ability to make implement policy independently.

Collaboration: Seeks advice and comment when appropriate from coworkers, other departments and outside professionals and shares information with other groups. Performs job functions of team players as back up.

Comprehension: Formulates positions by interpreting and understanding various positions, accounting and regulatory guidance, investor requirements and Mercy policy and process guidelines. Able to read loan documents, partnership agreements, regulatory agreements or other pertinent documents; understand their relationship to the financial statements and be able to identify what documents are pertinent.

Computer literacy: Moderate proficiency in spreadsheet and computerized accounting applications.

Behavior: Positive attitude, professionalism, and integrity. Exhibit proactive behavior toward potential problems and potential benefits for the department as a whole. Exhibits mature judgment in complex situations.

Self-initiative: ability to identify issues with policy, schedule, or process and present to Manager and assist in problem-solving. Ability to prioritize work.

Communication: Ability to communicate clearly in both verbal and written form, and relate effectively with others.
